Rental Tariff
The rental price quoted is inclusive of the following (with exceptions):
Central heating and electricity, except bookings made during the period 1st November to 31st March (starting during that period) when a fuel supplement of £30 will be charged for weekly booking, and £20 for Short Breaks.
All bed linen, including duvets, pillows, duvet covers, and pillowcases. Visitors wishing to use the travel cot should bring their own cot bedding. Extra blankets are available in the cottage and both double beds have electric blankets.
Visitors should bring their own towels or rent them at a charge of £4 per person (1 bath towel, 1 hand towel).
An initial supply of household necessities will be provided, including dishwasher and washing machine tablets, toilet rolls and kitchen roll, liquid hand soap and basic cleaning materials such as washing up liquid. Tea towels and kitchen hand towels also provided.
Short Breaks
Short breaks are available except in July and August, and during school holiday periods (Christmas, Easter, May and October Half Terms).
4 night short breaks are charged at 75% of the weekly tariff.
3 night short breaks are charged at 70% of the weekly tariff.
Although we prefer that short breaks fall within the usual Saturday to Saturday booking schedule, we may consider alternatives so please ask. Furthermore, we may also consider short breaks at short notice (even in the summer holidays and peak periods) if we are able to accommodate you.
Booking Confirmation and Payment
Once you have registered an interest in booking a holiday, we will send you a Booking Form with payment details. You must fill out this form and return it to us (either in the post or by email) then arrange for the deposit to be paid. The booking can only be held after the deposit is received so electronic bank transfer is the preferred method of payment. Methods of payment are detailed on the Booking Form.
A deposit of £100 is required at the time of booking, with the full balance payable six weeks prior to arrival. We will email you three days before the balance is due and, if no payment is received by the date the balance is due, we will assume you know longer wish to keep the booking and will cancel the reservation.
If the booking is made within six weeks of arrival then the full balance is payable. This is a non-refundable payment.
Cancellation
If you cancel up to six weeks prior to the arrival date, the £100 deposit will only be refundable if we are able to rebook your reservation dates.
If you cancel within six weeks of arrival, no refund is given.
Arrival and Departure
The property will be available from 4pm on the day of arrival, and should be vacated by 10am on the day of departure. As a matter of courtesy please help the housekeeper to make a speedy changeover by:
Stripping all linen from the beds
Leaving the fridge and cooker in an acceptably clean state
Removing all personal effects, including foodstuffs, from the property
Leaving the cottage in an acceptably clean state, although we don’t expect it to be dusted or hoovered!

Accidents and Damage to the Property
We have not charged a security deposit but instead rely on our visitors to inform us of any breakages or damage caused during their stay. We trust that visitors will offer some form of compensation for these breakages or damage. We do not normally charge for minor breakages.
Dogs
We regret that dogs are not allowed in the cottage.
WiFi
Free WIFI is provided but we request that you respect the limit on our data downloads by not streaming movies or performing any other data intensive activity.
Smoking
Staffin is a strictly non-smoking property.
Car Parking
Private car parking is available behind the property on the driveway in front of the garage.
There is also room for cars to park on the roadside in front of the cottage but please be respectful and not use parking in front of someone else’s house.
No responsibility can be accepted for loss or damage to vehicles whilst on the property.
Heating
The heating and hot water are on a timer but can be switched on at any time. However, please use the heating sensibly and do not leave on all day if you are out.
